    • We have a structured process for handling late payments. First, we send a reminder notice. If payment isn't received within the grace period (typically 3-5 days), we issue a formal late notice and begin charging late fees as outlined in the lease. If the tenant still doesn't pay, we initiate eviction proceedings in accordance with local laws, handling all legal documentation and court appearances if necessary

    • We maintain a 24/7 emergency response system. Tenants can report emergencies through our hotline at any time. We have relationships with reliable contractors who can respond quickly to emergencies such as flooding, electrical issues, heating failures in winter, or security concerns. Non-emergency maintenance requests are handled through our online portal and addressed within 1-3 business days.

    • Our management fees are based on a percentage of the monthly rental income, ranging from 6-10% depending on the service package and number of properties. We also charge a tenant placement fee (typically one month's rent) when we place a new tenant. There are no hidden fees - all charges are clearly outlined in our management agreement. We don't mark up maintenance costs or charge extra for routine inspections included in your plan.

    • Our comprehensive screening process includes credit checks, criminal background checks, employment verification, income verification (we require income to be at least 3x the monthly rent), rental history verification, and personal references. We strictly adhere to fair housing laws while ensuring we find qualified, responsible tenants for your property.

    • Our standard management agreement has a one-year term, but includes a 30-day termination clause with written notice from either party.
